How this is calculated

We cap your monthly housing payment at the tighter of two industry debt-to-income (DTI) limits you can edit above: a front-end ratio (housing ÷ gross monthly income) and a back-end ratio ((housing + other debts) ÷ gross monthly income). Your maximum housing payment is min(income/12 × front-end%, income/12 × back-end% − monthly debts).

We then solve for the highest home price whose all-in monthly cost — principal & interest, property tax, insurance and HOA — stays within that cap. Principal & interest use the standard amortization formula M = P · r(1+r)^n / ((1+r)^n − 1), where P is the loan amount, r the monthly rate, and n the number of payments.
